SCMP – Rua das Flores

The presented design proposes the rehabilitation and alteration of the existing building, keeping the use of commercial space at ground floor level and allocating the remaining floors to local accommodation, and is characterized by:

– Preservation of construction area, existing volume and height, with alteration of the openings in the indented floor level and redesign of the interior areas of the building in order to respond to the proposed program;
– Preservation of the relationship with the street, proposing to maintain the original openings in wood, as well as the replacement of the facade, by using the original ceramic tile in all surface;
– Conservation of the original structure built with wooden framework and a sloping roof topped with ceramic tile, assuming the necessary reinforcement of the structure, whenever justified by constructive degradation;
– The building occupancy is divided by two separate uses related to: the fraction on the ground floor, intended for commercial space; local accommodation with 4 separate units distributed by floors 1, 2 and indented.

On the 1st floor, are distributed two types of accommodations units T0 – front and rear – composed by an open space area with kitchen support and toilet.

The rear fraction, given the height of the site, becomes the ground floor and therefore have access to a courtyard, which allows the opening of gaps and ensures the light, health and habitability of spaces.

On the 2nd and indented floors, are distributed two accommodation units of T1 Duplex type. These rentals have ample space with support kitchen and toilet, on the ground floor, and a bedroom, a second toilet and terrace on the top floor.
